Viktor Boichuk: "Build-to-Rent is a concept that ensures predictable yields"

At LUN Conference 2025, a key event of the year for developers and investors, S1 REIT Commercial Director Viktor Boichuk presented his vision of how Ukraine's income-generating real estate market is becoming more professional, predictable, and transparent.
In his view, a clear business model with a multi-year planning horizon is essential for a high-quality investment product. Location (similar to a hotel), thoughtful design, and complementary services are also crucial.
"We adopted the build-to-rent concept as the foundation of our business model. We create buildings with fully finished apartments so everything works from day one, and we take care of the full management cycle. The investor essentially does not need to be physically present at the property," emphasized Viktor Boichuk.
According to him, the success and efficiency of this business model are proven by the fact that tenant occupancy at the S1 VDNG building remains at 99% year after year.
Ukrainian investors are moving past viewing real estate solely as a way to "preserve capital." Today, they expect predictable yields, professional management, and minimal involvement in day-to-day operations. Investors want to earn passive income without unnecessary hassle.
Viktor highlighted that the future of Ukraine's income-generating real estate lies with professional operators capable of providing asset management that meets international standards, which would open the door to attracting foreign capital and launching more Ukrainian REITs.
"In my opinion, REITs and collective investments are the future. The only thing missing is awareness. We will gradually build it," concluded the S1 REIT Commercial Director.
The LUN event demonstrated that Ukraine's income-generating real estate market is transitioning from isolated projects to systematic growth. Developer Standard One - the first to introduce the build-to-rent model in Ukraine and the first to launch its own REIT - is undoubtedly one of the key drivers of this transformation.
