Investment company S1 REIT has registered a new real estate fund, S1 Pozniaky, and begun preparations for its launch. The new fund will expand S1 REIT’s range of investment products while introducing a different approach to entering the real estate market.
Traditionally, the path to owning an apartment or another real estate asset begins with saving a significant amount of money. People may spend years putting money aside before they can become property owners or start generating income from real estate.

At S1 REIT, we asked a different question: do you really need to save the entire amount before you can start building wealth through real estate?

S1 Pozniaky is built around a gradual ownership model. It allows investors to start with an accessible amount, increase their share at their own pace and benefit from the potential appreciation of the underlying real estate along the way.
“We are used to measuring access to real estate with one question: ‘Do I have enough money to buy an apartment?’ With S1 Pozniaky, we suggest asking a different one: ‘How much real estate can I own today?’ The new fund is built around the idea of gradually building real estate ownership at your own financial pace,” says Viktor Boychuk, Commercial Director of S1 REIT.
The new fund’s assets will be linked to a next-generation income-generating residential building in Kyiv’s Pozniaky district. The project will combine S1 REIT’s investment model with a modern approach to living and working, supported by professional rental property management.
In the coming days, S1 REIT will reveal the fund’s asset structure, investment terms, financial model and key features of the new investment product.

Real estate no longer necessarily has to start with a large amount of money. Sometimes, it starts with the first share.
