Update on S1 Obolon Commissioning Timeline

Taking into account recent changes in project implementation, the expected commissioning date is Q2 2027. The estimated start of rental operations may shift to Q4 2027.
Reasons for the Schedule Revision
The Standard One developer team has decided to upgrade and expand the technical energy supply concept for S1 Obolon.
This decision was made to ensure
- uninterrupted operation of the rooftop gas boiler room;
- stable functioning of the individual heating unit;
- reliable transition to backup power.
These engineering solutions require additional approval from municipal services, which affects the schedule. Project approvals are currently in the final stages.

Investor Protection
S1 REIT has secured special terms: starting in Q2 2027, for every month of delay in commissioning, the developer will pay the fund compensation of 5% per annum in USD. These funds will be distributed among fund investors as dividends.
