The investment company S1 REIT is opening an opportunity for investors to join the development of a new shopping center, S1 Plaza Pozniaky – the fourth property in the successful S1 Plaza network of neighborhood shopping centers in Kyiv.
The S1 Plaza network already comprises three operational shopping centers: S1 Plaza VDNG, S1 Plaza Sviatoshyn, and S1 Plaza Terminal. All properties are located in high-traffic areas of the capital near metro stations and operate as neighborhood shopping centers focused on residents' daily needs.
Building on the successful experience of previous projects, developer Standard One has begun construction of the new S1 Plaza Pozniaky shopping center on the Left Bank of Kyiv. The project continues a proven business model that combines strong locations, professional management, and stable rental income.
According to Standard One co-owner Oleksandr Ovcharenko, the expansion of the network is a logical continuation of a systematic business that has already proven its effectiveness in the commercial real estate market.
"S1 Plaza is a systematic business, time-tested and visited by thousands of people every day. We are not building from scratch in a void – we are expanding a business that already has a reputation and stable financial performance," notes Oleksandr Ovcharenko.
High demand even before opening
One of the key advantages of the new project is significant interest from tenants. More than 60% of the future shopping center's space has already been pre-booked 2.5 years before the facility's commissioning.
Among the companies that have signed letters of intent to lease are Domino’s Pizza, Puzata Hata, Astra Dent, Coffee Lover, Tbiliso, Mama Manana, Roshen, Lviv Croissants, and Bo Khlib. These are well-known operators that choose locations based on thorough market analysis and the district's development prospects.
A new asset in the S1 REIT portfolio
A unique feature of the project is that upon completion of construction, the shopping center will be fully acquired and managed by the investment company S1 REIT. This allows investors to become co-owners of professional commercial real estate in the capital and participate in generating income from the rental business.
"For us, choosing retail as the asset for a new fund is a decision based on real business metrics and analytics. When international and Ukrainian operators sign letters of intent to lease while the project is still in its active phase, it is the best marker of quality. We already have over 60% occupancy 2.5 years before opening. For an investor, this means the property is building a solid foundation for future profitability even before it starts operating," comments S1 REIT CEO Ihor Hifes.
Investments in an operating business
By investing in S1 Plaza Pozniaky, fund participants become co-owners of a property featuring well-known chain brands as tenants. This allows them to participate not only in real estate ownership but also in a business operating in a location with stable customer traffic and high demand for commercial space.
S1 Plaza Pozniaky will be another step in the development of the S1 Plaza neighborhood shopping center network and will expand opportunities for Ukrainian investors to participate in the high-quality commercial real estate market through S1 REIT instruments.
