Pre-sales open for S1 Pozniaky, a new real estate fund
S1 REIT has opened pre-sales for its new real estate fund, S1 Pozniaky. Applications for the fund's certificates are already being accepted, with a minimum first investment of UAH 1,000.
S1 Pozniaky is built on the principle of gradual property ownership: investors can start with a small amount and then increase their share at a pace that suits them.
Previously, to make money on real estate, you had to buy a flat for tens of thousands of dollars. We have broken down this barrier into small parts, so now you can start with just UAH 1,000. The benefit for the investor is simple: buy earlier, buy cheaper. As the building is constructed, the square meters increase in price, and along with them, the value of the fund's assets grows. Therefore, we want to buy back as many square meters as possible right now — at an early stage while the price is at its lowest — and we invite our clients to buy alongside us," says Ihor Gifes, CEO of S1 REIT
S1 Pozniaky in numbers
The fund's volume is UAH 250 million. Its assets include 80 apartments with a total area of 2,828 m². The fund's term is 10 years, and the minimum first investment is UAH 1,000.
How investor income is generated
S1 Pozniaky is a capital growth fund. During construction, income comes from the rising value of the property being built. Once the building is commissioned and rental operations begin, investors will start receiving stable monthly dividends.
The fund's planned annual return is 9% in USD. An individual investor's return may vary depending on when they enter the fund.
In this way, the S1 Pozniaky model enables investors to build their share in real estate gradually: they can start with UAH 1,000 and increase their investment as their means allow.
