S1 REIT Opens Investment Opportunities for the New S1 Plaza Pozniaky Shopping Center in Kyiv
The investment firm S1 REIT has opened a new opportunity for investors to participate in the development of S1 Plaza Pozniaky - the fourth project in the successful S1 Plaza neighborhood shopping center network in Kyiv.
The S1 Plaza network currently includes three operating shopping centers: S1 Plaza VDNG, S1 Plaza Sviatoshyn, and S1 Plaza Terminal. All properties are strategically located in high-traffic areas near metro stations, operating as neighborhood hubs designed to meet the daily needs of local residents.
Building on the success of its previous projects, developer Standard One has commenced construction of the new S1 Plaza Pozniaky on the Left Bank of Kyiv. The project continues a proven business model that combines prime locations, professional management, and stable rental income.
According to Standard One co-owner Oleksandr Ovcharenko, the network's growth is a logical expansion of a systemic business that has already proven its effectiveness in the commercial real estate market.
"S1 Plaza is a systematic business, verified by time and thousands of daily visitors. We are not building from scratch in a vacuum - we are expanding a business that already has a solid reputation and stable financial track record," says Ovcharenko.
High demand ahead of opening
A key advantage of the new project is the significant interest from prospective tenants. More than 60% of the future shopping center’s space has already been pre-leased, 2.5 years before the facility's scheduled completion.
Companies that have signed letters of intent include Domino’s Pizza, Puzata Hata, Astra Dent, Coffee Lover, Tbiliso, Mama Manana, Roshen, Lviv Croissants, and Bo Khlib. These well-known operators select their locations based on rigorous market analysis and the growth potential of the district.
A new asset for the S1 REIT portfolio
A unique feature of the project is that upon completion, the shopping center will be fully acquired and managed by S1 REIT. This allows investors to become co-owners of professional commercial real estate in the capital and share in the income generated by the rental business.
"For us, selecting retail assets for the new fund is a decision based on real business metrics and analytics. When international and Ukrainian operators sign lease intentions during the active construction phase, it is the best indicator of quality. We already have over 60% occupancy secured 2.5 years before opening. For an investor, this means the asset is building a solid foundation for future profitability well before operations begin," comments Ihor Gifes, CEO of S1 REIT.
Investing in an operating business
By investing in S1 Plaza Pozniaky, fund participants become co-owners of a property anchored by well-known national brands. This provides an opportunity to participate not only in real estate ownership but also in a business operating in a high-traffic location with strong demand for commercial space.
S1 Plaza Pozniaky represents another milestone in the growth of the S1 Plaza neighborhood shopping center network, further expanding opportunities for investors to enter the high-quality commercial real estate market through S1 REIT’s investment instruments.
