S1 Obolon REIT results for September: +18.5% growth in UAH and +9.1% in USD annually

The S1 Obolon REIT continues to demonstrate steady momentum and is moving according to its project implementation schedule.
Over the entire period of the fund's operation, the change in the value of the certificates has reached 26% in hryvnias. For the period from October 1, 2025, to September 30, 2026, the annualized change in the value of the fund's certificates, calculated using the IRR formula, was:
  • +18.5% in UAH
  • +9.1% in USD

What does this mean for the investor?

The growth in certificate value reflects the dynamics of the fund's assets during the project implementation stage and its market capitalization. As the property nears completion, the value of each square meter fixed in the investment certificate increases.

When to expect regular Income?

Dividend payouts for S1 Obolon investors will begin in May 2027. The fund’s model combines two key sources of profit: capital growth of the asset itself (capitalization) and passive income from the property's operational activities (rental income).
